Environmental attorney Gordon Smith authored an article for Maine Real Estate and Development Association (MEREDA), “The Risks and Regulations Associated with Waterfront Development in Maine.” He discusses how although waterfront development is a positive investment, it can also pose regulatory challenges and risks, those being federal, state, and local environmental and land-use controls. Gordy speaks of the regulatory requirements that may be triggered by shorefront development activities, including the State-Mandated Municipal Shoreland Zoning, the Maine Department of Environmental Protection (DEP) Permitting, Federal Permitting, and FEMA Floodplain Permitting and Insurance.
